A: In Maharashtra, only agriculturists can purchase agricultural land. If either of the individual’s parents or ancestors are agriculturists, then such an individual is also entitled to the purchase. If an individual holds agricultural land anywhere else in India, he can still be deemed an agriculturist in Maharashtra. At Ecoco we understand that you would love to own a managed Farmplot and enjoy this experience along with your loved ones. Kindly book an appointment with Ecoco team to find out if your eligible to a buy Farmland at The Forest Reserve, Pawna.

A: Due Diligence for the land is being conducted by a competent team of lawyers and they will issue a Title certificate of the land. Once EOI / Application Form is submitted by the prospective purchaser they will be given a complete set of land records for perusal by the Purchaser / their legal team. Ecoco believes in maintaining transparency. Hereby we give an option to the purchaser to carry out independent Title study of their selected property. Only after the purchaser is satisfied with the legal title of the property and once the application is accepted by Ecoco, the allocation of the plot shall be processed and finalized.

7/12 extract will be transferred to your name (jointly or severally) upon complete payment as per the payment sheet provided by Ecoco.

A: You will get possession of your Farmplot upon complete payment as per the payment term sheet provided by Ecoco.

A: Ecoco is in the business of developing, selling and managing farmplots.
Ecoco does not design or build Farmhouses/ forest homes.
At the request of our members Ecoco may recommend a panel of sanctioning Architects, Design Architects and Contractors. Members can design and construct their farmhouse/ Forest home at their own convenience with their own consultants or recommended consultants by Ecoco. Ecoco will not be held responsible for the decision made by the member.

A: Our members may decide if they would like to build a farmhouse/ Forest home in the farmplots purchased by them as per their convenience. Some may build in the near future and some may decide to build at a later date in the future and some may just want to enjoy their farmplot with a tent for camping. The bye-laws prevailing at the time the member decides to build his/ her farmhouse will be applicable. As per current Bye-laws, the applicable FSI* is:
1. 4% per acre (100 sqm + 50 sqm or 1615 sq.ft. per Acre) in case the member opts for NA sanction
2. 10% per Hectare (988 sqm or 10,635 sq.ft. per Hectare) in case the member opts for Resort NA sanction

A: While purchasing a farmplot at The Forest Reserve you get access to an entire Forest Reserve. You will be able to enjoy nature trails and Breakout zones in the common areas demarcated in the Forest Reserve. Each plot has a demarcated area which is a part of the common road and is available for common use. Each individual plot boundary will be demarcated using Hedges. The entry into individual plots will be restricted to the owner of the Plots and their guests and are not a part of common area.

A: The Forest Reserve is a managed Farmplot project. The zoning of land is partially Agriculture Zone and partially Afforestation Zone (NOT Reserved Government Forest or Reserved Private Forest, wherein No development is permitted). Additionally, the area falls under Eco-Sensitive zone wherein limited development is permissible but with care towards the environment, as per applicable Bye-laws.
As per the Maharashtra State laws such managed farmplot projects wherein you buy your plots in your individual name do not have any provisions to apply for a Layout approval from the Sanctioning authorities/ bodies and do not have any provision to be registered on the MahaRERA website.

A: Managed Farmplots at the Forest Reserve can be only be purchased by Individuals as per the existing Bye-laws applicable in the state of Maharashtra.

A: You will enter into an Operations & Management Agreement (O&M) with Ecoco for maintaining the Common Areas and the basic upkeep of Forest Gardens within your individual plot as per the inclusions in the O&M Agreement. In case you would like to design your own landscape and maintain the same yourself you are free to do so, however the same should not impact the existing ecosystem at The Forest Reserve. In such case, there will be no change in the maintenance fee applicable and the member shall have to pay the applicable maintenance fees along with conveyance considerations as per payment schedules provided by Ecoco, being a package deal.

A: No. Maintenance of the Farmhouse/ Forest home will solely be the responsibility of the Plot owners.
